
The entrance to the property is secured by a gate, which is not locked. While in residence, if you prefer to lock it, there is a padlock and chain available. Please replace them before you leave.
Entry door keys are in the key lock box located beside tieback door. The code will be supplied prior to entry. Please ensure you replace all keys on departure.
- ENTRY TO THE PROPERTY
One mile or so from the Old Bridge Garage in Carrbridge on the A938 up the hill past the golf course on your right, you then descend down and to a bridge over the Baddengorm burn with a deer fence on your right. There is a track on your right going off uphill at a slight angle between the 600yard and the 400 yard signs for a low bridge – follow this, turning right through an open gate till you come to a metal deer gate. There will be a chain on the gate, but no padlock. It is suggested that you keep the gate closed as much as possible to keep out visiting sheep and deer! The postcode will not take you to where you need to be so if you want to find the exact location of the entrance, have a look at ‘What 3 Words’ app and type in using.urgent.marine - ENTRY TO THE HOUSE
Unlock the door in front of you as drive into the car port. – (to relock, lift handle and turn key).

Please note that you may have to run the hot water tap for 1-2mins in the
bathrooms furthest from the utility room - LEAVING THE HOUSE
- Check all external doors and windows closed tightly and locked .
- Make sure the games room, and the Sundowner are locked
- Lock door as you leave and put the keys back in the key lockbox.
ELECTRICITY
The electric switches powering the cooker, fridges, freezer and telephones are normally left on and you should please leave them on, when you leave.
FIRE PRECAUTIONS Remember, this is a wooden house! Be especially careful with candles!
In the back middle bedroom upstairs, there is a large velux window that is designed specifically as a fire escape. Use as follows only in case of emergency. Climb out of this window and slide down the roof and gently onto the car-port roof ( which is comfortably load bearing) and jump/ dangle down onto the grass at the end of the car port.
In the lavender en-suite bedroom upstairs, in the airing cupboard, there is a portable fire escape ladder, which can be hooked (carefully) over the window-sill behind the bed and used for escape
There are smoke and carbon monoxide detectors in every room in the house, 2 downstairs and 1 in the upstairs gallery. These will “beep” loudly in the event of excess smoke either from the log fire or from cooking, as well as from a real fire! If they go off accidentally, do not try to de-activate them, rather, open the windows wide and also deal with the cause of the smoke, and they will shut themselves down thereafter.
There are three different types of fire extinguisher in the house, some powder or foam for electric fires, and others water – to be used ONLY IN EMERGENCY – and a fire blanket in the kitchen. There is also one in the games room.
WINDOWS
The large sliding patio doors are locked when the handle is in the horizontal position, the key is turned away from the wall and the small lever in the middle of the two windows is engaged
in vertical position.
To open
Press in the little white plastic button in the middle of the two windows and pull down small lever to horizontal position turn key towards the wall push down on handle so that it is vertical position: make sure it has gone as far as is possible door should slide open. The small upstairs windows have a brown plastic button on the right side. Pushing this up enables you to open the window wide.
ELECTRIC CURTAIN RAILS
All straight/non-curved windows in the dining room and the sitting room have electric curtain rails. There is a button on the wall beside each curtain to operate them. The buttons vary but there are written instructions where appropriate beside the buttons. Please do not try to pull the curtains manually.
GAMES ROOM AND SHED
The games room stove works well and heats the room quickly. You can also practise pitching on to the island from the golf mat – cheap lake balls available at Carrbridge Golf Club – but you will need your own clubs. There is also a swing ball, a set of “Boules”, a mini volley ball court and a croquet set. The outside chairs for enjoying the sun on the deck are generally left in the carport.
SHEILA’S SUNDOWNER (As the wooden cabin in the garden is known! ) . This is a self contained chalet for private use only.
RUBBISH
The domestic rubbish bin is located under the circular “lid” on the worktop behind the sink in the kitchen . There is a rubbish collection service from the ‘Ritchie’s’ mini skip at the top of the drive. You need to put all waste in black bags in here as well as recycling loose. It will be picked up after you have left. Please don’t leave rubbish out under the carport as it encourages mice/foxes etc.
IMPORTANT DO’S AND DON’TS
Don’ts
UNDER NO CIRCUMSTANCES SHOULD YOU PUT NAILS OR SCREWS INTO ANY FLOOR OR WALL. DAMAGE TO THE HEATING PIPES, (SOME OF WHICH ARE IN THE WALLS) COULD
BE THE RESULT OF A NAIL PUNCTURE!
Please don’t put anything hot directly onto the corian working surface in the kitchen – use the trivet or the metal bars.
Please don’t burn anything other than dry logs in the fire
Please don’t overload the fire (for risk of setting the chimney on fire) – remember it is a wooden house!

Make use of the games room.
Remember there is a pedestrian gate in the fence, if you can find it! The padlock combination is 333. To find it, cross the further bridge over the burn and go up to the left through the heather to a corner in the fence.
Safety
Please do remember that this is a wooden property and fire precautions
are paramount. Please do not use candles!
Please also take care on the deck, as it can be slippery on the north side
where the sun does not reach
